Ventura Single-Family Home Market Update | September 29, 2026

Ventura’s single-family home market is still giving sellers a slight advantage, but the numbers call for a closer look than a simple “hot” or “cold” label.

According to the September 29 Altos Research report, the median list price is $1,165,000. There are 101 homes in inventory, and the Market Action Index is 43, up from 42 last month.

What the numbers are telling us

The Market Action Index compares the pace of sales with available inventory. At 43, Ventura remains in what Altos calls “Slight Seller’s Advantage.” The move up from 42 is worth watching, though one point alone doesn’t tell us the longer cooling trend has reversed.

The report also shows a median of 56 days on market and an asking price of $673 per square foot. These are citywide figures. What buyers will pay for a particular home still depends heavily on its neighborhood, condition, layout, and asking price.

It’s also helpful to remember that the $1,165,000 figure is the median list price, not the median price of homes that closed.

What this means if you’re buying or selling

If you’re selling, Ventura’s market still offers an advantage, but pricing thoughtfully matters. A citywide median can’t tell you what your home should list for, and 56 median days on market is a reminder that presentation and positioning count.

If you’re buying, watch the individual property rather than relying on one market label. The right question is how a home compares with similar properties in its part of Ventura.
