What are sellers asking?
The median list price is $1,099,450, with the report’s price per square foot at $691.
Those figures describe homes currently for sale. To get a useful idea of what a particular home could sell for, we’d look at nearby comparable sales, condition, and location.
Is Ventura a buyer’s or seller’s market?
The Market Action Index is 43, up from 42 last month. It compares the pace of sales with available inventory, and the report still puts Ventura in a slight seller’s market.
Inventory has held steady at 102 homes.
How long are homes on the market?
The report shows 49 median days on market. That’s a snapshot of listing time. An individual home can move faster or take longer depending on its price, condition, and competition.
What about rent?
The reported median rent is $3,800 per month. If you’re considering renting out a home, we’d compare it with similar rentals to get a useful estimate.
What does this mean for your next move?
Sellers still have a slight advantage, while the softer asking-price trend makes careful pricing important. These numbers give us a starting point, then we can look more closely at your neighborhood and situation.
Curious about what the market looks like in your neighborhood? We’re happy to take a closer look.
